What is a DADU?

A Detached Accessory Dwelling Unit (DADU), also known as a backyard cottage, carriage house, guest house, or mother-in-law unit, is a legally permitted additional unit on your property. A DADU is not connected to your main home, allowing for more privacy and independent space. That means no shared walls, a separate entrance, and potentially even a distinct address. Unlike tiny houses which are often built on wheels, a DADU is considered a permanent structure.

AADU vs. DADU

Accessory Dwelling Units come in two forms: attached (AADU) or detached (DADU). Both must have their own kitchen, bathroom, sleeping area, living space, and entry. The main difference is simply whether or not they are attached to the primary residence. An AADU is most commonly a basement apartment, and connected to your primary home, offering a blend of proximity and privacy. There are benefits to both AADUs and DADUs, and we suggest taking time to think about what option will make the most sense for your property, family, and budget. Once you have a clear understanding of your vision, goal, and parameters, you can choose the best option.

Different homeowners have different motivations for building a DADU. Here are some themes we’ve seen:
