Since 2010, we’ve honed our skills and refined our processes by completing over 300 home renovation and construction projects in Seattle and around the Puget Sound.
In any project this complex, there will be occasional surprises. We handle them in stride. Our process incorporates a rigorous pre-construction planning stage that minimizes the unexpected, and weekly check-in meetings that give your whole project team a venue to explore the challenges of the week and plan the next stage of work.
Relax. Enjoy the project. It’s our job to manage the little things – and the big things. To empower you to make smart decisions. And to keep things moving forward.
In the end, it’s this combination of strong process, great people, and a culture of integrity that defines the Harjo experience.
This is how we do it:
Initial Consultation
For our initial conversation, we’ll discuss what is and what isn’t working for you and your family in your current home. We will also touch on what a realistic budget and timeline might be, and once we’ve established that everything sounds like a great fit, the next step is to schedule an in-home visit and get the ball rolling.
In-Home Visit
During the in-home visit, we we meet to assess your home, gain additional insight into what you want to accomplish, and learn more about your design taste and ideas. Together, we’ll identify possible challenges as well as potential opportunities for improvement that you might not have thought about previously. Before the meeting’s over, we’ll schedule a time for you to come into our office (or meet on video) to review a proposal.
Proposal
When you meet for your proposal, you’ll have the chance to get a sense of who we are as a company and briefly meet the other members of our team. We will walk you through a preliminary but thorough draft estimate to show you what’s possible for your home and budget.
Pre-Construction Agreement
When you sign a pre-construction agreement and pay a small deposit, you give us the green light to start making your vision a reality. Our accountant will then set up your account and the project manager will initiate the pre-construction checklist—a comprehensive planning process that ensures we dot the i’s and cross the t’s.
Design
If you’re working with the Harjo design team, we’ll begin with an in-depth meeting with you to discuss your goals, design preferences, aesthetic vision for finishes and materials, and your vision for how you want to use the space.
Our team is always ready to work with clients to help refine and finalize interiors, and to help you select finishes that bring your vision to life.
If you are working with an outside architect, we’ll coordinate with you and with them to ensure a smooth transition, and seamlessly facilitate any necessary feasibility consulting between the design and build stages of your project.
Build
Your project will have a dedicated superintendent, one to three carpenters, and several trades experts on-site. We work with these professionals on all of our remodel projects because they have proven themselves trustworthy, reliable, and valuable partners over the years. Your project manager and/or designer will schedule a weekly check-in with you to keep communication flowing.
Wrap-Up
Near completion of the remodel, we will tour the site with you to identify any needed corrections or touch-ups to ensure we meet your expectations. After the remodel is complete, we’re here for you to answer any questions long after the project closes.
Success Stories
“Harjo did an exceptional job working with our bank on our construction loan. Their very organized and timely responses to our lender kept everyone on track and happy.”
