Loyal Heights Dormer Addition

Our clients had outgrown the original upstairs layout—the second floor included just one shared bathroom and limited closet space for the family of four. Working from the architectural plans for a new dormer addition, our team collaborated closely with the homeowners to refine the interior layout and create spaces that better supported their family’s daily routines.

The completed remodel introduced a spacious primary suite with a walk-in closet and private bathroom, transformed the shared hall bathroom, and refreshed the entire upper floor with new hardwood flooring, updated finishes, and custom storage throughout. The result is a bright, traditional home that feels cohesive, functional, and built to serve the family for years to come.

Hall Bathroom

Designed for two growing daughters to share, the hall bathroom balances timeless style with smart functionality. Although the room has just one small window, a carefully curated palette of warm whites, marble, and soft color helps the space feel bright and open.

Traditional details—including wall paneling, marble hex floor tile, pencil trim, and a pedestal sink—give the bathroom classic character while maintaining an airy feel. The same marble flooring continues into the shower to create visual continuity, making the room feel larger and less segmented.

Storage was thoughtfully integrated wherever possible. A recessed built-in cabinet takes advantage of otherwise unused wall space, giving each daughter her own dedicated shelf for everyday essentials. A shallow ledge behind the pedestal sink provides additional storage while helping the room feel more open by aligning the sink wall with the shower enclosure. The finishing touch—a patterned wallpaper added late in the design process—brings warmth, depth, and personality without overwhelming the space.

Primary Bedroom & Bathroom

The new dormer created the opportunity for a true primary suite, giving the homeowners a private retreat complete with an ensuite bathroom and much-needed storage.

The bathroom combines clean, timeless materials with carefully selected details that create a calming, spa-like atmosphere. Green paneling introduces a subtle pop of color, while warm wood tones, marble accents, and tonal subway tile add texture and warmth. Matching marble details at the shower niche, window, and curb create a cohesive look, and furniture-style cabinetry helps the vanity feel lighter within the space.

Storage was a major priority throughout the design. A medicine cabinet, vanity, and built-in shelving behind the door provide generous organization without sacrificing the room’s open feel. Mixed metal finishes and traditional wall paneling tie the bathroom to the rest of the home while giving it its own unique personality.

In the bedroom, custom built-in cabinetry maximizes storage while maintaining a furniture-inspired appearance. Thoughtfully designed shelving, hanging storage, and concealed outlets create practical organization, while detailed crown molding helps the cabinetry feel seamlessly integrated into the architecture. A new walk-in closet completes the suite, providing the dedicated storage the homeowners had been missing.

Landing & Bedrooms

Beyond the new primary suite, the remodel refreshed the entire upper floor to create a more cohesive and inviting space. Existing carpet was replaced with hardwood flooring that matches the original flooring in the primary bedroom, allowing the landing, bedrooms, and new closet to flow together naturally.

Fresh paint throughout brightened the upstairs, while refinished trim and railings helped preserve the home’s traditional character. Together, these updates transformed the second floor into a unified space that feels brighter, more open, and more functional for the family.
