North Queen Anne Second Story Remodel
Over the past 30 years, this 1925 North Queen Anne home has been the backdrop of many special memories created by its Clients’ family. As the client’s son has since grown up, gotten married and purchased a home in the same neighborhood, the clients decided they would like to refresh their second story living space.
The main floor of the home was remodeled about 15 years ago, but the second story where the primary suite is located remained untouched. Harjo’s design team redesigned the three bedrooms (including refinishing the hardwood ceiling throughout the primary suite), a three-quarter bathroom, and installed new flooring. The engineered hardwood that was installed by Genuine Flooring has incredible seamless transitions. The second level and stair design are a modern spin on this traditional-style home. The Harjo team also replaced windows, added a guardrail (custom woodwork by Steve Lesser), and updated the finishes. The guardrail installed is custom oak with one hundred and twenty-three hidden screws!
With any remodel, there are always unique challenges that we face in completing a project. The sloped ceilings in every room created additional challenges for our team and finish carpenters. The bathroom and shower attached to the primary suite were enlarged, but the floor joists in the bathroom were not tall enough for the toilet plumbing. We suggested a wall hung toilet that the clients loved! Another challenge was the size of the vanity, which had to be lifted and brought in through the second-floor window.
